We are backed by international investors and are entering a strong pipeline growth phase for 2026-2028.DescriçãoKey ResponsibilitiesConduct technical due diligence on acquisition opportunities: constructive feasibility, cost estimation, regulatory constraints (PDM, RJUE, PIP), site conditions, permitting risks and timing assumptions.Lead construction tenders: prepare tender packages, coordinate with cost consultants, negotiate with general contractors and subcontractors, and support contract structuring and award.Manage on-site execution and supervision: monitor works progress against schedule and budget, raise and resolve issues, validate variations and progress payments.Coordinate the project design team: act as the primary interface between architects, engineers (structural, MEP), landscape designers and specialist consultants throughout design development.Supervise the fiscalização (technical site supervision), ensuring quality control, health & safety compliance and adherence to design specifications.Manage the interface with municipal authorities and utility providers (CML, EDP, EPAL, etc.) for permits, licenses and connections.Support delivery, handover and post-completion activities, including snagging, warranty management and coordination with the sales team.Maintain rigorous project reporting: schedule, budget, risk logs and key milestones for internal review and investor updates.Perfil idealDegree in Civil Engineering or Architecture.5-7 years of experience in real estate development, project management or architecture firm with project management consultancy working on residential or mixed-use assets in Portugal.Solid working knowledge of the Portuguese regulatory framework (RJUE, PDM, RGEU, RSCIE, etc.).Proven track record of managing construction projects from tender through to handover, with demonstrable ownership of budget and schedule.Comfortable reading and challenging architectural and engineering drawings, BoQs and construction contracts.Strong command of professional software: AutoCAD (drawing review and mark-up), Excel (advanced - project budgets, cost tracking, reporting), PowerPoint (investor and internal presentations), and project scheduling tools (MS Project, Primavera or equivalent).
